Tenant find only service
Valuation and Pre-Marketing Advice
One of our experienced valuers will visit your property to provide a valuation and offer advice to prepare for marketing and viewings. This is also a great opportunity to run through our services.
‘To-Let’ Board
We will erect a ‘To-Let’ board at your property to assist with our marketing subject to your approval. Boards will be erected to comply with the Town and Country Planning Regulation 2007.
Property Advert, Photos and Floorplan
We provide a complete property advert which includes professional wide-angle lens photos, a floorplan of the property, including room measurements and a property description.
Online Marketing
Your property advertised on all major portals; Rightmove, Zoopla, PrimeLocation, OnTheMarket and our website. We also advertise on social media ensuring your property has maximum exposure to a wider audience.
Property Matching
All property searchers are registered in our database, as soon as we put your advert live, your property details will be sent out to anyone searching for your type of property.
Accompanied Viewings
Viewings will be carried out by a member of our experienced team with great local and industry knowledge.
Applicant Referencing Checks
We use a professional referencing agent to carry all necessary checks; employment reference, landlord reference and credit checks on each individual. A full report is produced and issued to you for approval.
Tenancy Agreement
We will prepare and execute a legally binding tenancy agreement. Our agreements are digitally signed (which are legally binding) to provide great convenience for the tenants and to save delays.
First Rent
We will collect the first month’s rent together with the deposit prior to releasing keys to your new tenant, this will be processed and paid accordingly.
Deposit Registration
It is a legal requirement for the tenant’s deposit to be registered with a government approved scheme within 30 days. We will register the deposit with the Deposit Protection Service on your behalf.
24/7 Online Property Portal
You have access to our online portal, PropertyFile, this give you live information at key stages for viewings, applications, tenancy related information, payments, statements and invoices. The perfect way to keep up to date when it suits you!
No Let, No Fee!
Whilst we are extremely confident in our service, if we don’t find a tenant for your property and you don’t want to continue with our service, you won’t owe us anything.

In addition to all of the above, we will also take care of the tenancy right through to the tenancy ending and the tenants leaving whenever that may be.
Professional Inventory / Check in
A comprehensive schedule of the property condition, including photographs, will be taken, prior to the collection of keys.
Utility / Council Tax Bill Management
We will notify the local council and utility suppliers when your new tenant moves in. We also notify each company when they vacate and the person responsible in void periods between tenancies.
Rent Collection
We will collect and process rent payments promptly and provide detailed statements for your information and tax returns. Key2go are part of the Propertymark Client Money Protection (CMP)
Arrears Chasing
In the unlikely event, your tenant falls behind with their rent payments, we will chase the amounts outstanding through routine calls, emails and periodic letters. We will keep you informed of progress throughout.
Periodic Inspections
We initially inspect your property around 3 months after your tenants have moved in, then periodically every 6 months. These visits are to ensure they are looking after the property and give them the opportunity to raise any property concerns.
Tenancy Renewals
We will contact you two months prior to the end of the current fixed term agreement to discuss your instructions. We will be happy to liaise with the tenants to negotiate a new fixed term agreement.
Regulatory Certificate Reminders
We manage the expiration dates of all legally required certificates to ensure you are correctly protected. We will liaise with contractors and tenants and make every effort to ensure renewals are completed on time.
Property Maintenance
We will consult with you, arrange and manage through to completion any work which is required at your property. We will liaise with contractors and tenants to ensure work is carried out satisfactorily.
Tenant Emergency Advice Line
We provide tenants with an emergency contact number for assistance during the evenings and weekends. Access is available 365 days a year and if necessary, we will arrange emergency assistance.
Legal Notices
We can complete the following legal notices if required to be served on your tenants; notice seeking possession of a property let on an AST (Form 6A or Section 8) and rent increase (Form 4).
Check Out
We will carry out a detailed check out report of the condition of the property, which includes photos. This will be used to compare against the inventory at the start of the tenancy.
Deposit Resolutions
We will advise and act on your behalf to defend the deposit funds in the event that a tenant disputes any deductions proposed at the end of the tenancy.
Ongoing Support, Advice and Regulation changes
We will be on hand for any questions or support you need throughout our service agreement. We keep up to date on all legal changes, so you don’t have to.
You are protected by the Client Money Protection (CMP) Scheme. CMP is a compensation scheme run by Propertymark which provides compensation to landlords, tenants and other clients should an agent misappropriate their rent, deposit or other client funds.
